We start with a short call so I can understand your timing, your goals, and what’s prompting the move. There’s nothing to prepare, nothing to bring, and no questions you’re expected to already know the answers to.

I map out the best next steps

Based on what you tell me, I’ll set out what I’d suggest and roughly when — whether that’s a home preparation review, a lender introduction, a market valuation, or simply a sensible timeline. It’s yours to keep and act on either way.

You decide what happens next

If you’d like help, we begin, and I’ll take it from there. If you’d rather sit with it for six months or a year, that’s a perfectly good answer — and one I hear often. You’ll know more than you did, which was the point.

Why I call it “Let’s Have a Cuppa”

It started with my mum.

Growing up in Yorkshire, England, my mum would say, “Let’s have a cuppa,” whenever it was time to sit down and talk something through.

We didn’t say “let’s chat” in England. We put the kettle on. It meant slow down, sit down, and talk it through with someone who was genuinely listening.

That’s still what I mean when I invite a client to have a cuppa with me.
