How Your Sale Is Handled

Every home deserves exceptional representation.

I don't change my level of service based on the price of a home. I change my strategy based on the needs of the home and the goals of my client.

Step One

Room-by-Room Preparation

We start with a detailed walk-through of your home, room by room. I evaluate its condition, flow, lighting, and overall presentation to identify what will have the biggest impact with buyers.

  • Identify strengths and opportunities
  • Pinpoint updates that add the most value
  • Recommend styling and improvements
  • Prioritize what matters most

Some homes are ready to shine.
Some just need a few tweaks.
Some need a bit more.
We’ll know after we assess it together.

Thinking about selling but not ready to book anything? That’s fine — no pressure, just a conversation.

Step Two

Home Styling Day.

Once we know what your home needs, we pick a date and do it together. Sometimes that’s decluttering and moving what you already own into better positions. Sometimes I bring pieces of my own — art, cushions, vases, lamps — to finish a room properly.

This is the fun part. It’s also the part that decides what a buyer feels before they’ve said a word.

  • Curb Appeal
  • Lighting
  • Scent
  • Layout

From the curb to the smallest details — they make the biggest difference.

First impressions sell homes. Plenty of buyers drive past a house before they ever call to book a viewing — we’ve all done it. So the garden, the front door and the walk up to it matter every bit as much as the living room.

Don’t discount your landscaping.

Marketing Designed to Make an Impression

Presented the way it deserves to be.

Preparation and marketing are one continuous act, not two separate services.

After the Offer

Getting an offer is only the beginning.

The work does not end when your home goes under contract. This is where experience matters most. I evaluate the strength of the agreement, manage each contingency and coordinate the moving parts through closing—protecting your position and keeping you informed along the way.

348Transactions

Experience means I am rarely seeing a problem for the first time. It does not guarantee a transaction without complications. It means you have someone who knows how to recognize issues early, respond strategically and keep you informed throughout the process.

We Kept Getting Outbid — Until We Sold First

Steve · Sold & Bought, Ladera Ranch

Bibi’s Perspective

“Their offers were not weak — they were contingent on selling. From the other side of the table that is a real risk: accept a contingent offer, and if their home takes three or six months to sell, you have lost every other offer you had, with no guarantee of closing.

So we sold first, and I negotiated a rent back of up to six months. Escrow closed, they had their funds, and they stayed in the house while they searched. When they found the home they wanted, they came to it with cash in hand and no contingency — and that offer was accepted.
